Subject: Development Proposal For 2333 W Vine Drive
Dear P&Z Board Member,
Thursday's agenda includes the development plan for the property at 2333
West Vine Drive, the Adrian subdivision. As a nearby property owner, I
am deeply disturbed by what is being proposed.
The density of the proposed development (8 single family units on 1.65
acres) is completely out of character with the existing neighboring
properties, it barely seems plausible that this many units could fit in
such a small area and meet the City's development criteria for minimum
lot size and setbacks.
The private drive required to access the lots is unconventional, to say
the least. Is there adequate room for parking on these tiny lots or
will the private drive become a communal driveway, with vehicles lining
both sides?
The property doesn't naturally drain, after heavy rain, it resembles a
rice paddy. The plan appears to call for a retention basin in the
southwest corner, but what happens to the water after it collects there?
There is no storm sewer, or even curb and gutter on this section of
Impala Drive. Will the retention basin simply become a mosquito breeding
pool?
This project is billed as affordable housing, but there are few, if any,
services or amenities that lower -income people need. The nearest
grocery store is miles away, the only nearby business is a gun shop.
This is an ill-conceived project that puts urban density development in
a semi -rural neighborhood. It sets a bad precedent and should be sent
back to the drawing board. At the very least, the board and staff must
ensure that both the spirit and letter of current development
regulations are met before this project is allowed to go forward.
