CO 80524 Dear Mr. Shepard - As pan of our office building expansion project, we are requesting 150 standard 'parking spaces which includes 126 employee parking spaces, 12 for customers and six handicaplac:cessible. The Coloradoan has been in business for more than 130 years in Fort Collins and this office proiect is different than many office projects because we are a news and informa ion company with more than 230 employees currently. We have people working virtually aro d the clock. We currently have about 1 R0 office employees working in office areas and have plan ed for 215 in office areas over the next decade. The nature of our business is that we often have more than 40 reporters, editors Id other news staffers who work odd hours. Many folks on our news, circulation and advertising teams are required to drive to various assignments so it's unlikely they'd take public transp nation and there often is shift overlap. With our office prujcct, we'll also accommodate park�ng for Channel 9's two-person Northern Colorado News Bureau. Our ad sales staff of 60 people is frequently in and out of the building to make sales calls and presentations as are more than 30 :irculation sales folks and managers. The Coloradoan also has a strong retail environment as we often have dozens of dustomers coming to our building daily to interact with our news tearn, place classified ads or pick up copies of our products. We have more than 300 independent carriers or contractorsand at least a third are likely to visit our office building during the course of a week. Our new office building also includes a community room, which we will open to community groups, and those groups will also need parking. Our design advisory group has programmed space for at six handicap accessible spaces and a least a dozen customer parking spaces near our front entrance. We ask that you consider granting its a waiver so that we can provide 150 parking spaces.
