There will no new pole -mounted lighting. Any wall -mounted lighting shall be
sharp cut-off and down -directional.

landscape elements.

RESPONSE: FEMA floodplain/floodway limits have been added to Utility Plans.
2. Add BFE's lines for both the City and FEMA floodplain.
RESPONSE: City and FEMA BFE's have been added to Utility Plan set.
3. Please add a note to Sheet 1: "All grading, landscaping, and utility work within
the 100-year floodplain requires an approved Floodplain Use Permit prior to start
of construction." (One permit can cover all work.)

4. Please add Benchmark and elevation to plans.

5. Although the structure is out of the floodplain, the drainline does extend into the
floodplain. What measures ensure water would not back-up into the structure
during a flood?
RESPONSE: A check valve has been added to the drainline to prevent backflow.

foundation planting. This has been discussed with the Parks Department and they

6700). The electrical contractor should complete the Commercial Service Form to
determine entrance capacity and to verify whether or not the existing transformer is
sufficient.

completed and coordination of power is ongoing with Doug Martine.

The minimum width of the access road shall be 12 Ft. This includes the road up to
the existing irrigation pump station. The gravel access road shall be compacted road
base able to support a 40-ton vehicle. The road cannot be 1/4 inch gravel.

to the Southwest Pump Station only.

Construction limits are shown on the plans. No construction is anticipated within the
existing parking lot area.
Limits of street cut are approximate. Final limits are to be determined in the field by
the City Engineering Inspector. All repairs to be in accordance with City street repair
standards.
RESPONSE: Street cut is not required. The existing curb cut will be used. City curb
standards have been added to the grading plan.

[12/9/03] Gravel is not an acceptable surface for the proposed driveway. Identify
how you will handle the curb cut to accommodate the proposed driveway. Show the
approximate area of construction if getting into the existing parking lot and add the
street cut note:
RESPONSE: Class 6 roadbase will be used to construct the access drive. The
existing curb cut near the southwest corner of the parking lot will be used for access
to the Southwest Pump Station. Curb cut repair details have been added to the
grading plan should any damage occur to the existing curb during construction.
