These comments are submitted on behalf of The Pleasant Valley and Lake Canal Company.
We are its general counsel.
The plans submitted do not appear to affect the Pleasant Valley Ditch.
There may be additional comments as we see any changes which come through or learn more
about this matter. Please keep us informed.

Please add the following standard General Notes to the site plan:
"The site is zoned P.O.L., Public Open Land.
Refer to the Utility Plan for information on water, electrical and drainage
information.
There will no new pole -mounted lighting. Any wall -mounted lighting shall be
sharp cut-off and down -directional.
Developer shall ensure that the landscape plan is coordinated with the plans
done by other consultants , so that the proposed grading storm drainage or
other construction does not conflict with nor preclude installation and
maintenance of landscape elements.
Developer is to coordinate electric service location, transformer location, meter
location and electrical development charges with Light and Power Department."

project would be, justifying the fact that no drainage report or detention would be
required.

1. Please add the FEMA floodplain/floodway limits to the plan. Use the floodplain
shown on the recently approved LOMR (approved Nov. 24, 2003). A copy of the
LOMR is available in our office.
2. Add BFE's lines for both the City and FEMA floodplain.
3. Please add a note to Sheet 1: "All grading, landscaping, and utility work within
the 100-year floodplain requires an approved Floodplain Use Permit prior to start
of construction." (One permit can cover all work.)
4. Please add Benchmark and elevation to plans.
5. Although the structure is out of the floodplain, the drainline does extend into the
floodplain. What measures ensure water would not back-up into the structure
during a flood?

the City Engineering Inspector. All repairs to be in accordance with City street repair
standards.
