RE: Prospect East 4'h Annexation
Monthly stormwater utility fees are collected for all developed property in the City
of Fort Collins. The fees pay for the operation and maintenance of the storm drainage system and for
capital improvements to the system. The fees are based on lot size, open space allocations and impervious
lot area. Impervious area is the portion of your lot where water cannot soak into the ground such as
buildings, driveways and other paved or gravel areas.
City Council has adopted Resolution 2004-033 initiating annexation proceedings for the Prospect East 4`h
Annexation. The property located in the Prospect East 4`h Annexation consists of 21.177 acres more or
less. In response to the charges for monthly stormwater fees for this property, I am providing you with the
detail for the determination of the fees:
Prospect East 41h Annexation
Lot Size: 21,780 sq. ft. (The lot square footage is prorated, based on developed area for
agricultural land)
Runoff Coefficient: .25 (Impervious area covering from 0% to 30%)
Basin: Spring Creek Basin
Base Rate:.00414535
Monthly fee:
21,780 x .25 x .00414535 = $22.57
