Subject: Response to David Roy's Questions regarding the Adrian Subdivision
David Roy asked the following questions re: Agenda Item #18 (Adrian Subdivision):
"There was a discrepancy in the description of distance, and amount, of road improvements to be done on
Vine on West Vine Drive to Taft Hill Road? Which of the statements is correct?"
Neither reference is exactly correct
1 st Reference is found on pg 22 starting on line 11 of the hearing transcript. This reference is correct
except for the distance the improvements are being made on Vine Dr. The distance between Impala and
Taft Hill is just under a quarter of a mile.
2nd reference on pg 31 starting on line 11 is only correct in that they are adding width for bike lanes for
roughly a quarter of a mile. They are NOT installing curb and gutter along Vine Drive.
Here is a little clarification on what they are doing and required to do.
Per Section 3.3.2 (F) of the Land Use Code all developments must have adequate access to the city's
Improved Arterial Street Network or shall improve the intervening streets. Vine Drive east of Taft Hill is
considered an improved arterial (the road was recently widened and overlayed to provided for improved
shoulders with bikelanes between Taft Hill and Shields Street) thus this property needs to improve Vine
Drive from Impala to the Taft Hill\ Vine Dr intersection.
This approximately quarter mile section of roadway needs to be widened out so a minimum 36 foot width
is achieved along its entire length and striped to accommodate the travel lanes and 2 bikelanes\
shoulders. Since portions of this street are already 36 feet wide the widening is only occurring in those
areas where this is not being met or the pavement edges are failing. They will be restriping this entire
length.
"Could we please have the exact amount of square footage for the lots in the Adrian sub-divison, without
the sidewalks, which are 5 feet wide on each side, and the Private Drive?"
The following are the each lot size (listed based on lot number) and the lot area minus the private drive
and sidewalk.

I think we have found both references that David Roy was referencing.

Please provide a response to David's questions ASAP TODAY as this information will need to be sent to
City Council prior to the Council meeting and may also need to be included in Council read -before
packets.

I'm not finding the discrepancy that Councilman Roy is referring to (somewhere in the AIS?) so I'm not
sure what numbers he is getting at. However, a measure in the GIS (assuming the improvement is
"centerline to centerline" from Impala to Taft ... gotta make some assumptions for this with the info. I have
available) it looks like its in the neighborhood (approximately) 1552 feet. This is the interim arterial
roadway section, 36 feet in width (asphalt) with two 12' travel lanes and two 6' bike lanes, and no
sidewalks, as described in section 3.3.2(F)1(a) - concerning offsite development improvements.
Does that help? If not I'm sure someone in engineering can clear it up for you.
