The meeting is scheduled for Thursday night, August 12, 2004, at Unity Church, 1401 West Vine Drive, beginning at 7:00 p.m. This development proposal is for 9 single-family lots / dwelling units on about 1.9 acres located at the southeast corner of West Vine Drive and North Impala Drive. It is in the RL - Low Density Residential District and has been qualified by the City as an affordable housing project. It is being reviewed as an administrative (Type 1) review and public hearing. There is significant neighborhood opposition based on the number of dwelling units (density), the size of the lots (about 6,000+ square feet in size), stormwater drainage in the area, traffic generated by this development, and the potential negative impacts of affordable housing next to the adjacent properties. The surrounding residential developments contain single-family lots that generally are 7,000 square feet to 14,000 square feet in size. It is important that appropriate City staff be present at this neighborhood meeting to answer questions and respond to concerns expressed by the neighbors. If the proposal goes forward in its present form there is a good chance that an administrative hearing officer approval of the development would be appealed to City Council by the neighbors.
