HomeMy WebLinkAboutUPLAND'S PROSPECT BUSINESS PARK, REPLAT OF LOT 5 OF BLOCK 2 - 38-03 - CORRESPONDENCE - CORRESPONDENCE-HEARINGCommunity Planning and Environmental Services Current Planning City of Fort Collins December 22, 2003 Dear Resident: On Monday, January 5th, 2004, at 3:00 p.m., in the Current Planning Conference Room, 281 North College Avenue, Fort Collins, CO., 80524*, the City of Fort Collins Administrative Hearing Officer will conduct an Administrative Hearing for a development proposal in your neighborhood. The project is known as Upland's Business Park Replat of Lot 5, File #38-03. This is a request to split the existing 7.05 acre Lot 5 of the Upland's Prospect Business Park into two separate lots, a 2.2 acre lot and a 4.85 acre lot. The 2.2 acre lot will contain the existing building at 1101 Academy Court, and the 4.85 acre lot will contain the existing supply yard for that same address. The site is located at the north end of Academy Court, which is one block east of Riverside Avenue, just north of Prospect Road. The Union Pacific Railroad tracks abut the property on the southwest, and the Great Western Railroad tracks abut the property on the northeast. The site is zoned I - Industrial. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
