Units 2 and 3
Units 2 and 3 front will be in mostly turf grass. It will have shrubs too.
The area adjacent to the front door and in front windows main level (Olive Street) will be
in patterned concrete imitating flagstones (front courtyard). A low metal fenced with a
gate will enclose this area.
There will be a cedar fence in front of the parking lot stalls (east side of the property)
running north to south. The fence will be 6 foot high and it will separate the parking stalls
from Unit 3's east side. Stucco posts will anchor this fence.
There will be turf grass on the east side of Unit 3 between the cedar fence and garage #3.
The utility boxes will be located on a portion of this strip of land.
On the south side of Units 2 and 3, there will be turf grass behind the dinning room and
kitchen windows.
Unit 2 will have a hard surface courtyard in patterned concrete (the west side of the
kitchen door). The area behind Unit 1's garage will be turf grass.
Unit 3 will be treated the same way as Unit 2 but in reverse.
Mulch to be used around shrubs is to be harvest red shredded cedar.

Overview
Unit 1
Unit 1: turf grass in front and north side of porch (west and northwest comer of unit). It
will also have decideous trees and shrubs. There will be mulch around the shrubs.
Courtyard Unit 1 will be in patterned concrete imitating flagstones. There will be a metal
fence on the north side of the courtyard separating it from the north side yard. The area
outside the metal fence and up to Unit 1's driveway will be in turf grass and shrubs.
Presently there are two healthy and matured canopy trees on Olive Street from the corner
going east which will remain in place.
Area on the south side of Unit 1 and adjacent to the property line will have a loose rock
walkway starting at the end of the balcony and continuing east until the to the asphalt
parking stalls. Size and type of rock to be is 3/4 St. Wain.
Units 1, 2, and 3 Fence south side and next to property line
There will also be a cedar fence, 6 foot high, starting where the stones start and running
east along the property line. This fence serves as separation with neighbor's lot.

Ms. Biggs is the owner of property located south of proposed development at 304 Smith
Street. The proposed project is on the corner of Smith and Olive Streets and covers the
entire block up to the alley.

(h) Statement of Planning Objectives
(i) Our intent for this comer lot is to design a building structure that meets the
ideals of the City's Comprehensive Plan and New Urban design concepts. We
intend to design in styles that are compatible with the surrounding neighborhood
structures. We believe that our proposed project will advance and protect the
public interests and purposes of the standard for this area. To this end, we have
developed house plans that have front porches, courtyards, and front patios to
encourage interaction with the neighbors.
Our project address the following standards:
Principle AN-5 visually interesting buildings, garages and driveways,
street vistas (5.1, 5.2, 5.3). See above.
Principle LU-1: Growth within the city will promote a compact
development plan within a well defined boundary.

Each unit of the triplex is to be sold as a condominium. There will be a
homeowners association, which will be responsible for maintaining the landscape,
performing snow removal and other related tasks.
