time. Additional comments and red -lined plans may be forthcoming. Another round of
staff review is determined to be necessary. This proposal is subject to the 90-day
revision re -submittal requirement (from the date of this comment letter, being
March 22, 2004) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure
and return all of your red -lined plans when you re -submit. The number of copies of
each document to re -submit is shown on the attached Revisions Routing Sheet.

criteria. In general the City Engineer has ruled that an area of up to 750 sq. ft. is
allowed to drain over the sidewalk which is exceeded in the present design.

sidewalk.

variety of evergreen material.

intent agreeing in principle to the development proposal. In general, having the
driveway access within this easement seems to be unusual, will the developer secure
permanent legal right for the operation of the driveway?

The Street Standards allow for the radial access in cases where there are more than
350 trips a day. The traffic report states that the site will generate less than 200
daily trips, thus the use of a radius style driveway is not to standards.

S&A Response: The units are to be tenant finish; all we are doing is installing the services.
b. It appears as if the use of each space in the building will fall within an F-1
occupancy as regulated by the Uniform Building Code.
S&A Response: Acknowledged
C. Be aware that there may be some occupancy separation requirements between
other occupancies such as auto repair. Without proper separation the use of
these spaces may be limited.
