[3/12/04] Seven parking spaces are required. The Land Use table on the site plan indicates that 8 parking spaces are
provided. However, I count only 4 legal spaces. I assume they are counting the driveway behind the garage as a
parking space. However, Section 3.2.2(D)(2), each parking space has to have unobstructed access to the street. In
other words, tandem parking (one space behind another) is not allowed. Therefore, they only have 4 parking spaces.

[3/12/04] The Land Use Data on the site plan should include a statement as the proposed use. In this case the use is
a 4-plex. Even though they may be sold as condos, the building is classified by the LUC and the Building code as a
multi -family dwelling.
Redline drawings are available at the Current Planning front desk. Be sure and return all of
your redlined plans when you re -submit.

The detention pond requires one foot of freeboard, which is not provided. Due to this site being at the lower end of the
basin, a higher release rate could be used. Please increase the release rate of the pond until the one -foot of freeboard
is accomplished. This will result in an orifice for the outfall some where between 6 and 12 inches, which is the outlet
pipe size. This can be done only if the release rate from the pond is not increased from existing conditions. Please call
Wes Lamarque at 416-2418 if you have any questions.

The 35-foot drainage easement in front of the property needs to remain for possible future drainage improvements.
Site improvements can be built over the easement as long as no structures are in the easement.

Please use the actual C-factors for the lots that are not developed to the north and drain to the detention pond. These
can be obtained from the previously approved project's drainage plan.
Also, the proposed grading for these lots needs to be followed as well to determine the exact contributive area of these
lots that were planned to drain to the detention pond in the developed condition.

float). Please replace with gravel filters.
2. Your escrow calculations contain a $655/acre revegetation cost. The new cost to the City to do this
work is now $775/acre for areas less than 5 acres, and $725/acre for more than 5 acres. Please use
these figures on this and future projects.

[3/16/04] The building design does not meet the design standards in Section 3.5.2(E)(1)-Garage door setback from the
building. This section requires street facing garage doors to be setback 4 feet behind either the face of the house or
front porch.
As an alternative design approach, vehicle access could be taken from the adjacent access drive west of the site, with
the garages placed in the rear of the building. This would also limit crossing the drainage easement along Montgomery
Street with vehicle driveways.
