project. We believe that we have addressed these properly and are ready to submit to you
for a final review noting the minor content of these comments. Thank you for you time in

25. Soils Report.
In joint review meeting it was determined that the Soils Report was proper.
PLANNING
26. Building does not meet design standards.
Shape of building revised to offset garages from front plan of the building.
27. Add street trees behind sidewalk as allowed by utilities.

WATER WASTEWATER
29. Move curb stop adjacent to property line.

There are two existing hydrants within the 300-foot distance limitation. This
existing infrastructure meets the volume and pressure requirement of the 1997
UFC.

9. Redundant easements.

This has been revised to hold grading on -site.

The open space will remain as private property. There has been a history of the
adjacent properties using this property which will not be limited by fencing. The
open fell of the area and sense of community property will be maintained.

PROJECT COMMENT RESPONSE LETTER
Dear Bob;
I am writing this letter to address our response to each comment from the review team for
this project. I will respond to your comments in the numerical order that you presented.
LIGHT & POWER
I . Coordinate location of meters, development charges and power requirements.
These items have been reviewed resulting in a moving of the meters on the south
side of the building. There will be four 200-amp single-phase services, one for
each unit.
POLICE
2. Need larger plan for lighting and landscaping review.
The lighting Plan and Landscape Plan are now provided at 2e scale. The lighting
is all incandescent, decorative, down directed lighting. A minimum of 2 foot-
candles will eliminate the sidewalks leading to the unit. The front porch and rear
patio will both be provided with illumination as described above and will also
provide a minimum of 2 foot-candles for this area. The lighting also illuminates
the driveway as well.
ZONING
3. Seven parking spaces required and four legal spaces provided.
We are requesting a Modification to the Standards based on equivalent service
level provided.
4. Land Use Data change to Multi -family and 4-plex.
The plan has been revised to reflect this data in the Land Use Analysis table.
PFA
5. Address numbers front and back.
I reviewed the design with Michael of PFA and he concurs that the address
numbers only needs to be placed on the front of the homes. The addresses will
meet the size and contract required by PFA.
