easement should be granted to the Home Owners Associated for this 4-plex and NOT to the City. Please redraft the
utility easement to reflect this and provide a copy for our review. Proposed curb stop must be with in a UTILITY
easement. Please label the proposed drainage easement as a utility/drainage easement or move the curb stop and
meter pit toward the street in order to place the curb stop in the existing utility easement.

[5/5/04] Zoning can't support the parking modification request. Their Plan B option shows one way to provide the
required parking without the need for a modification. There are other ways to configure the driveways that
wouldn't result in a continuous paved frontage. I believe it would be a bad precedent to grant this
modification.
[3/12/04] Seven parking spaces are required. The Land Use table on the site plan indicates that 8 parking spaces are
provided. However, I count only 4 legal spaces. I assume they are counting the driveway behind the garage as a
parking space. However, Section 3.2.2(13)(2), each parking space has to have unobstructed access to the street. In
other words, tandem parking (one space behind another) is not allowed. Therefore, they only have 4 parking spaces.
Redline drawings are available at the Current Planning front desk. Be sure and return all of
your redlined plans when you re -submit.

[5/11/04] Given there is no auxiliary lighting, the choice of plant materials will have an impact on safety and security.
The walkways into the 4du are planted with CE, VT, and JP that will over grow the walk and create a very isolated path
- suggest smaller and fewer plants. Also, the spacing of some materials like the spruce and maple, don't meet
recommended spacing (scales 10' - center to center)

A spillway needs to be designated and shown on the drainage plan, along with calculations in the report showing that
no buildings will be inundated in the 100-year storm if the inlet plugs. If an existing low area serves as a spillway
currently, than please designate this area on the plan and provide the calculations in the report.

1. The plan still shows wattles on the concrete pans. I don't know what "use rock to secure wattle where wood
stakes cannot be driven" means.
2. Your project schedule is out of date. Instead of using specific months and a year dated across the top, simply
use Month 1, Month 2, Month 3, etc. That way, if the schedule gets moved back, the schedule will still apply
because it uses construction phases and estimated times, not specific dates.

Please revise and update the drainage report. The detention volume provided is inconsistent between the two stage -
storage tables. The volume provided is not known for sure and can not be checked. The first table shows that there is
not enough volume in the pond.

adjacent property owner will be required prior to hearing, stating that they intend to grant an easement for this line after
