February 25, 2008
On Wednesday, March 5, 2008, from 7:00 to 9:00 p.m., at the offices of The
Neenan Company, 2620 East Prospect Road, Suite 100, the City of Fort Collins,
Planning Department will hold a neighborhood information meeting to discuss a
development proposal in your neighborhood. The project is referred to as A.V.A.
Solar, Project Development Plan.
A.V.A. Solar is a manufacturing company that produces photovoltaic solar
panels. These are flat panels, measuring two -feet by four -feet that convert
sunlight into electricity. As proposed, the project consists of an office and
manufacturing plant on 30 acres located at the southerly end of the Colorado
State University Research Foundation (CSURF) Research Campus. This site is
located at the southwest quadrant of Interstate 25 and East Prospect Road.
(Please see map on reverse.) Primary access would be from the Southwest
Frontage Road.
Phase One would be divided between offices (70,000 square feet) and
manufacturing (140,000 square feet) for a total of 210,000 square feet. Phase
Two would include an additional 132,000 square feet of manufacturing for a
grand total of 342,000 square feet.
For Phase One, there would be 151 office employees and 64 manufacturing
employees per shift for a total of 279. For Phase Two, there would be 283 office
employees and 120 manufacturing employees per shift for a total of 523. The
production facility would operate on two manufacturing shifts a day. The shifts
would be 7:00 a.m. to 7:00 p.m. to 7:00 a.m. The plant would operate seven days
per week.
The CSURF Research Campus was approved by the Planning and Zoning Board
as an Overall Development Plan on 142 acres in December of 2007. The site is
the former City of Fort Collins Resource Recovery Farm. It is located between
the Colorado Welcome Center and 1-25.
