March 6, 2004 In regards to: Adrian Annexation & Zoning Dear Fort Collins City Council Members: We would like to voice our concerns over the proposed zoning request of the Adrian Annexation. The LMN zoning which they are seeking, would allow for to great of a density of dwellings for the existing neighborhood. The LMN zoning, in our opinion, would not be in harmony with the current houses. All the houses on North Impala are one story, single family dwellings. The LMN zoning would allow for multi -family units which would not be compatible with existing dwellings. Other concerns include the fact that North Impala Drive is a privately owned, public access road, maintained by the homeowners. Our house is directly across from the proposed development. The access to the proposed development would be North Impala to the east of our property. Would we still have to maintain the road by ourselves, because the new development would be in the city limits? The potential increase in traffic would put much stress on the already much used North Impala Drive. It Another concern is storm water drainage. With a high density potential, where will run- off go? We do not have any storm drains on the north end (Adrian Annexation) of Impala Drive. The water table in this area is very high. We have a well, on our property, at only 12 ft/deep. There is also a well on the Adrian property, I would assume, at the same approximate depth. We are not against the annexation (and realize that the property meets the requirements that it must be annexed if the owners so choose), but we are asking that you investigate the other zoning options that would fit the existing properties. From the knowledge I have gained through the meetings I have attended, the purpose of the LMN zoning seems to allow for more diversity in future developing. But for this neighborhood, it is already developed, and any new developments should be in harmony with the current structures. Possibly a RL or UE zoning would be more appropriate.
