[3/2/04] Provide a drawing showing the locations of all water/sewer
service lines to these buildings, and provide utility easements for
utility service lines to south building. Each building must have
separate water, sewer and fire line services connecting to City
water and sanitary mains in Riverside.
The following concerns and comments were expressed at staff review
on May 5, 2004:
Water/Wastewater:
1. Separate water and sanitary sewer services to each building will
be required if this property is subdivided into multiple lots,
parcels, tracts, etc.
2. Show the existing and proposed water and sanitary sewer services
on a Site & Landscape Plan that must be provided to the City for
review.
3. Please contact Roger Buffington, at 221-6854, to discuss these
comments and determine what must be done to enable the plat to
go to public hearing.
Light & Power:
1. Bruce Vogel is requesting that you please contact Doug Martine,
at 224-6152, to discuss concerns that Light & Power may have
about electric services to this site.
Transportation Planning:
1. Tom Reiff would like to discuss the possibility of moving some
of the landscaping away from the sidewalk to accommodate the
possibility of widening the sidewalk. Tom can be reached at 416-
2040.
An administrative public hearing can be scheduled for the
subdivision plat as soon as these outstanding issues are
satisfactorily addressed and resolved.
Be sure and return all the red -lined plans with any re -submittal.

[5/6/04] City code requires that each property have separate water
and sewer services; therefore, if the property is subdivided, water
and sewer services must be extended into the site from the City
mains in Riverside for the second property, and the associated
development fees must be paid for these services.
