Street trees and a .shrub hedge will be installed along. the Riverside Avenue frontage, a handicap parking space will be added, and the site will be platted. We ask that these changes be, "considered satisfactory in order to receive approval from city staff. . RE: 1626 Riverside Avenue Dear Cameron Gloss: After preliminary coordination with the City of Fort Collins, several recommendations were made concerning the lot at 1626 Riverside Avenue. The Zoning Department, the ` Engineering Department, and Current Planning listed site improvements that would be necessaryin order to-reoeive approval for a change of use. In.letters dated December 15"' and 2e, city staff outlines the required site changes. Site improvements required to bring the existing conditions to current development standards include: the addition of landscape" islands in the parking lot, .adding trees along the south property, line and along Riverside Dr. frontage, adding a handicap parking space, removing portions of the existing parking lot that are within 30 feet of the street, and platting the site. While the owner will fulfill a majority of these improvements, we feel that removing existing asphalt areas within the parking area is not reasonably feasible. The expense of altering the existing parking lot would be great: The primary goals of the current land Use code which would require the additional landscape area adjacent to Riverside, and install new landscape parking Islands, is to screen the parking area and minimize the visual impact of large parking, areas. With the planned pruning and maintenance of the existing site landscape, and addition of new plantings, we feel-.that.we are achieving this ; same intent, and therefore the expense of demolishing existing conditions is not warranted. Additionally, there are many existing trees and shrubs along the south property. line.'
