Laurel Street Modification of Standard - Type 11 1 inch : 300 feet Commu_ .,y Planning and Environmental _rvices Current Planning City of Fort Collins September 2, 2004 Dear Resident/Property Owner: On Thursday, September 16'h, 2004, at 6:00 p.m., at the City Hall, 300 LaPorte Avenue, Fort Collins, CO., 80521, the City of Fort Collins Planning and Zoning Board will conduct a public hearing to consider a potential development proposal in your neighborhood. The project is known as Atrium Suites, 502 W. Laurel, Modification of Standard, File V-0413. This is a request for a modification of standard to Section 3.2.2(K)(1)(a) of the Land Use Code to allow a reduction in the number of required on -site parking spaces from 43 to 35 parking spaces. The site is located at 502 West Laurel Street at the northwest corner of South Sherwood Street and West Laurel Street. A Project Development Plan (P.D.P.) for a multi -family structure containing 24 dwelling units was approved on June 17, 2004. This P.D.P. cannot be approved as a final plan until the parking standards are satisfied or the requested modification is approved. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
