Subject: Adrian Development Proposal Comments
I am writing to you regarding the proposed Adrian development Proposal in
NW Fort Collins Green Acres Subdivision.
We residents of Green Acres have opposed this plan from the beginning.
Specifically the density of this plan is completely inappropriate for this
neighborhood. This neighborhood is not at all suitable for "affordable
housing" on such small lots. Lot sizes of 1/4 to 1/2 the size of the
existing lots already here would be an eyesore not to mention that this
density does not comply with city land code section 3.5.1.
Section 3.5.1 states in general that new developments in existing developed
areas should be complimentary to the established architecture in that
specific neighborhood. The Adrian Development Proposal is grossly negligent
of this Code and our residential area! Cluster housing would simply not fit
in here. We like and value our area as it is. We do not in any way, shape
or form want to see it spoiled.
The problem of our existing storm water and drainage issues have not even
been addressed regarding this development plan. This drainage issue is a
serious one in our area. Furthermore this proposed development should
absolutely remain as one parcel and the developer should be totally
responsible for ALL the street costs. Obviously the Adrian project is going
to create a traffic problem in an area with streets that simply cannot
handle it.
I ask you in all fairness to please seriously consider the above points
regarding this issue.
