Dear Mr. Gloss,
This letter is in regards to the Development Proposal for 2333 W. Vine
Drive. My husband & I live at 2517 W. Vine Drive. We have lived in Fort
Collins since 1981 and 1987, respectively, and at this residence since
October 1997. This is our home and we have no plans to move. The character
and style of our neighborhood is important to us, and we would prefer that
it remain as it is now. We believe that the proposal for development at
2333 W. Vine is contrary to the character of our current neighborhood,
primarily because of the high density of residences allowed in a relatively
small piece of land. Our neighborhood (W. Vine, Impala, Irish Drive, Webb,
Hollywood, Sunset) has a combination of homes on pretty large lots and
homes, including duplexes on smaller sized lots. The Development Proposal
for 2333 W. Vine presents plans to have more residences on even smaller
sized lots than any others in our neighborhood. Information we have
received indicates that the proposed lots are nearly 50% smaller than the
smallest current residential lot in our neighborhood. This is not
acceptable and we do not approve of this proposal.
This proposal appears to be in conflict with Section 3.5.1 of the City Land
Use Code. The private drive proposed is not in character and may be against
section 3.6.2.1. Other proposals can be made that are both within the R-L
zoning guidelines and do not conflict with the Land Use Codes and with the
character of our neighborhood. Also we disagree with the development
proposal for two phases, which exempts the developers from paying for
improvements to the north side of the property during the first phase of the
development.
Please DO NOT approve the current Development Proposal for 2333 W. Vine
Drive!!! Your attention to our concerns and wishes is greatly appreciated.
While you as Board Members will move on to the next proposal and issue at
hand, there is a neighborhood of people who will be affected by your
decision for many years. Thank you for not approving this current
Development Proposal.
