The Adrian Annexation (a 2 acre property at the southeast corner of West Vine Drive and North Impala
Drive) was approved 7-0 by City Council at 2nd reading on April 6, 2004. It was placed in the RL - Low
Density Residential Zoning District.
The Adrian Subdivision, Project Development Plan (PDP) was submitted to the City on July 13, 2004, for
an administrative (Type I) review. The proposal is for 9 single-family detached residential lots on the
property, which is permitted as a Type 1 review in the RL District. It has been through one round of
development review but has not yet been scheduled for an administrative public hearing.
The Adrian Overall Development Plan (ODP) was submitted to the City on August 17, 2004, for a Planning
and Zoning Board (Type II) review. The request is for a 2-phase ODP for single-family detached
residential land uses on 1.85 acres (the Adrian property). The CDP is divided into 2 parcels and the
proposed land uses on both parcels are single-family detached residential, which is permitted in the RL -
Low Density Residential Zoning District. Parcel A would contain no more than 7 single-family detached
residential lots and Parcel B would contain no more than 2 single-family detached residential lots. The
purpose for this ODP is to enable the applicant to plat only a portion of the Adrian property (Parcel A, 7
lots) at this time. This request is on the September 16, 2004, Planning and Zoning Board agenda.
