Dear Resident:
On Thursday, August 12, 2004, from 7:00 p.m. to approximately 9:00 p.m. at the Unity Church*, 1401 West
Vine Drive, the City of Fort Collins Planning Department will conduct a neighborhood information meeting to
discuss a development proposal in your neighborhood.
The applicant is proposing a new single-family residential project (]mown as the Adrian Subdivision) on a
property at the southeast comer of West Vine Drive and North Impala Drive. The proposal is for 9 single
family lots on approximately 2 acres. It is a qualified affordable housing project. The property presently
contains 1 single-family residence with horse pasture and loafing shed (bam). A "vicinity map" identifying and
locating the proposed project site is attached. The property is in the RL — Low Density Residential Zoning
District, which permits single-family detached dwellings on lots of at least 6,000 square feet in size.
The purpose of this meeting on August 12`" is to give all participants the opportunity to ask questions of the
applicant and express their concerns in an informal setting. Representatives for the applicant will be present to
introduce their proposal. Also, City representatives will be present to respond to questions about the proposed
development, City policies and regulations, and to take notes from the meeting. No decisions on the
development proposal will result from this meeting. A formal development review request was
submitted to the City on July 13, 2004. This development request must comply with the requirements
and standards as set forth in the City's Land Use Code. At some time (yet to be determined) the
development proposal will go to a public hearing in front of an administrative hearing officer for a
decision. The public hearing date and time will be properly advertised and all Affected Property
Owners (APO's) within 500 feet of the proposed development will be notified by mail of the hearing.
The list of affected property owners for this public information meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of
rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this
meeting, written comments are welcome.
