Number: 3 —Type 1. Number: 4 - Complied with. Number: 5 — Cutoffs/installation/relocates of facilities will be at developer's expense. Services will be installed prior to paving. Natural Resources Topic: Air Quality Number: 8, 36, 37 — Requirements relating to indoor air quality, handling of contaminated materials and sub -slab venting system will be complied with. Vacation of public alley right-of-way. This vacation, as well as our purchase of the north half of the vacated alleyway, is in process. C. Off site easements for drainage and landscaping. Off site easements will be provided, as required. It would seem that the City departments' approvals and the approval process would sere to adequately meet the "Letter of Intent" requirement. D. Storm drainage easement. An off -site drainage easement will be provided, as requested. Again, it would seem that the departments' approvals and the approval process would adequately meet the "Letter in Intent" requirement. E. Number of buildings. The project is one large building. F. Environmental contamination. Environmental matters have been resolved by EPA. 2. Willow Street. - We have participated in gatherings to talk about the alternative potential designs for Willow Street. Our input is that Willow Street should be a paved plaza that serves as a vehicle -way, a bikeway, a pedestrian -way and a plaza. There should be no curbs but drainage handled in alternative and aesthetically pleasing ways. The plaza should be brick or stone of some type, not colored concrete and not asphalt. The street should have no center median. The street should be narrow (two lanes). Perhaps it should meander for speed control and aesthetic reasons. The demarcation between vehicle roadway (and perhaps bike lanes) and the pedestrian walkways should be use of planters and pockets of diagonal parking (i.e., pockets of diagonal parking with substantial landscape offsets). Again, no curbs. The right-of-way is wide enough so that on each side of the vehicle- way/bikeway area, there can be a wide plaza -pedestrian -way, pedestrian gathering areas (landscape pockets with benches, etc.). It is expected DDA will play a significant role in the special public improvements for this area. We will, of course, contribute to public improvements adjacent to our project, as required by City Code, but 1 will not be providing specific design work for Willow, as this is being handled by the City.
