Re: Willow Street Lofts Request for Variance #1 —Distance from Pine Drive Intersection

Dear Sheri:
The following is a request for variance from Table 7-3 - Minimum Distance Between
Driveways and Intersections from the "Larimer County Urban Area Street Standards, October
2002". This variance is requested for the driveway located on Willow Street. This driveway is
approximately 145' from the centerline of the proposed driveway to the centerline of Pine Street.
This distance is less than the 175' as specified in the standards.
This project is an In -Fill project with the future expansion of the Aztlan Center to the north, an
existing building to the south, an existing parking lot to the east, and the existing Willow Street to
the west.
The proposed driveway location has been place in the best possible location in regards to the most
economical land use with consideration to an efficient traffic flow. The proposed layout includes
the future renovation of the existing building located to the south, the future Bas Bleu Theater. In
the future this driveway will be shared between Willow Street Lofts and the Bas Bleu Theater.
As proposed this driveway serves 20 residential units and 1 cormnercial building with this
development. In the future when the Bas Bleu Theater is renovated, 11 additional parking spaces
will be seined by this driveway. -
It is anticipated that half of the parking lot users will use the driveway on Willow Street and the
other half will use the driveway on Pine Street. It is the developers desire to obtain an agreement
with the United Way facility to share the existing parking lot located to the east of this
development, which will decrease some of the traffic loads to this development. It is likely that
this driveway will not experience large traffic loads from the 20 residential units and the future 11
parking stalls that will be constructed by the Bas Bleu Theater renovation Project.
We do not feel that varying the Standard will be detrimental to the public health, safety and
welfare.
