be reconfigured as part of the project as a public walkway connecting from Pine
Street to the new Aztlan Center, as well as a privately maintained (at the project's
HOA expense) landscape buffer strip between the United Way parking lot and
the walkway.
8. Natural Resources — No significant trees will be removed. Other comments will
be complied with.
9. Parks and Recreation — We are in agreement with and will comply with comment.
10. Current Planning —We agree and will be in compliance with comments.
However, a neighborhood meeting, at Planning's discretion, may not be
necessary.
11.Advanced Planning — Not applicable. This comment applies only to the Giddings
Building, which in fact has been designated as a Local Landmark.

Re: Willow Loft Project/Response to Conceptual Review Comments
Dear Bob:
The conceptual review for the Willow Lofts Project occurred in conjunction with
conceptual review for the Giddings Building Renovation. Only the comments related to
the Willow Project, which is a separate project, will be addressed here.
1. Zoning — Multi -family Residential and Commercial/Retail uses are permitted in
the RDR District, subject to administrative review.
2. Light and Power — We agree and will be in compliance with all comments
3. Poudre Fire Authority— All buildings will be fire sprinklered. We will be in
compliance with all comments.
4. Water/Wastewater— We are in agreement and will be in compliance with all
comments.
5. Engineering — A traffic study has been submitted. Willow frontage will be
improved to meet the requirements of its final assigned or this obligation may be
deferred to coordinate with other Willow Street improvements. All other
comments will be complied with.
6. Storm Drainage — We are in agreement with Stormwater's comment that we
convey storm runoff directly into the Poudre River by piping it under the United
Way parking lot and then running it through a grassy swale to the river, with the
approval of the Parks Department and the new Aztlan Center construction team.
7. Transportation Planning — No off -site or shared parking is planned.
Alley vacation has been discussed with various City departments for the alley
along the north side of the project which is no longer necessary for utilities or
