Dear Resident:
On Tuesday, August 17, 2004, at 4:30 p.m., at the City of Fort Collins Current Planning
Department, 281 North College Avenue, Fort Collins, Colorado, 80524, the Planning
Director will conduct an administrative hearing to consider an item related to a land
development proposal in your neighborhood. The project is referred to as Mid -Town
Plaza — 3000 and 3030 South College Avenue — Modification of Standard #31-04.
This is a request to modify the standard relating to how close a trash enclosure can be
from a public sidewalk. The standard requires that trash collection areas shall not be
located within 20 feet of the public sidewalk along Remington Street. The applicant
would like to place the trash enclosure ten feet from this sidewalk. The Modification of
Standard request would allow a ten -foot setback instead of the 20-foot setback.
This Modification of Standard request is part of a larger improvement project that has
been already permitted by Minor Amendment which did not require a public hearing.
This project involves courtyard improvements, landscape improvements and facade
improvements for the two buildings.
As proposed, two existing trash enclosures located near the building entries would be
removed. One new consolidated trash enclosure would be constructed along the east
property line within the existing parking lot. The new enclosure would be constructed of
brick walls, six feet in height, with steel doors and a separate pedestrian access on the
west side. Landscaping is proposed between the enclosure and the sidewalk along
Remington Street.
The site is located within the parking lot that serves 3000 and 3030 South College
Avenue. This parcel is bounded by South College Avenue on the west, Swallow Road
on the south, Remington Street on the east and Del Clair on the north.
