[7/14/04] Need a vicinity map shown on plans.
Number: 39 Created: 7/14/2004
[7/14/041 Since the number of parking spaces required is based on the number of

[7/14/04] Their "site areas" info on the site plan states that the site is 14,080 sf. However,
after the dedication, the lot area is 12,478 sf. Therefore, the info should reflect the accurate
lot size. Also, the lot depth dimension on the site plan should clarify that the lot is 156' in
depth, not 176'. The new front lot line should be bolder so that it's clear where the lot line is.
The "site areas" box perhaps should be renamed to "land use data" and include the number
of bedrooms in addition to the uses and lot size.

Topic: Erosion/Sediment Control
Number: 45 Created: 7/15/2004
The standard City of Fort Collins erosion control notes have been revised, please replace
the old notes on the erosion control with the revision.
The report and the plan notes are fairly generalized and include BMP's that are not to be
used on this project. Please delete references to BMP's not being utilized.

[7/13/041 Please provide bicycle parking in a secure, well lit location. Perhaps the back of
the existing structure would be the best place.
Number: 28 Created: 7/13/2004
[7/13/04] Please provide a connecting 4.5' walkway that enables a person to walk from the
sidewalk that will be constructed on the W. Elizabeth frontage to the building entrance or the
concrete "envelope" that apparently exists around the southern most structure and is
proposed for the new structure. This walkway may be adjacent to the driveway, but
preferably will be detached in order to ensure separation between pedestrians approaching
the buildings and automobile traffic accessing the parking at the rear of the site. The
driveway cannot be substituted for the walkway.

4. Detail map too small to scan.

[7/9/04] Is the sanitary service going through lot 34 existing or proposed? If it is existing, is
it in an easement? If it is proposed, an offsite easement would be required (if not existing),
with a letter of intent from the owner of Lot 34 required prior to hearing, and the completed
easement required prior to mylars.

[6/29/04] There appears to be inadequate space for all shown utilties (gas, electric, phone,
water, sewer, storm drainage, and the 20" maple tree) at the S.W. corner of the proposed

The WQ outlet structure will not work as shown. The City's standard WO outlet structure will
not work either due to the shallow detention pond. Coordination will need to take place to
develop a modified outlet structure that will work. This can be done after the hearing during
final compliance review.

[7/9/04] Please research the ditch running through this property. Who owns it? Who
maintains it? It will need to be relocated outside of the ROW and city utility easement,
probably piped, and the ditch owner will need to sign the utility plans. Please provide a
signature line for the ditch owner.

Are driveway separations being met? Will Traffic support a driveway here? An engineering

[7/9/04] Since the conceptual review for this project over a year ago, the situation with
improvements to West Elizabeth has changed somewhat. This project will be required to
design and construct its frontage improvements: curb, gutter, sidewalk, pavement, street
trees, and any needed transitions on Elizabeth. Street Oversizing (contact Matt Baker) has
50% plans for West Elizabeth, which may be utilized for the offsite 1000' of design required
for arterials.
