adjacent to the parking area, which includes the entire driveway length. However, per Sec.
3.8.11, the maximum height of the portion of the fence that extends between the front wall of
the existing home and the street is limited to a maximum height of 4'.
Be sure and return all of your redlined plans when you re -submit.

[1/14/05] All site/land use data has been removed on latest plan. There is no information at
all now. Also, the revised plan still shows the lot to be 176' in depth. It must reflect the
actual lot dimensions as per the plat, which would appear to be only 148' after the ROW
dedication. The plat should also show that the lot depth dimension is 148', not 176'. The lot
won't include the area dedicated by the ROW dedication, but the plat seems to indicate that
it is still contained within the boundaries of Lot 1. 1 realize that note #3 on the plat exlains
this, but that's not good enough. The plat map should clearly reflect the lot lines,
dimensions, and area of what is actually Lot 1. The original plan showed many dimensions
for such things as setbacks, parking stalls, etc. These parking stall dimensions no longer
appear on the revised site plan. They must be shown. The revised site plan has a note that
there are 5 buffalo juniper in the handicap parking space. Obviously, that must be an error.
[7/14/04] Their "site areas" info on the site plan states that the site is 14,080 sf. However,
after the dedication, the lot area is 12,478 sf. Therefore, the info should reflect the accurate
lot size. Also, the lot depth dimension on the site plan should clarify that the lot is 156' in
depth, not 176'. The new front lot line should be bolder so that it's clear where the lot line is.
The "site areas" box perhaps should be renamed to "land use data" and include the number
of bedrooms in addition to the uses and lot size.

[1/14/05] The previous plan showed landscaping on the site plan. The new landscape plan
still needs to show the dimension of the stip in question. Section 3.2.1(E)(4)(a) requires
trees every 40' along the perimeter parking lot landscape strip. I see that there are
numerous trees along the side lot line in the front portion of the lot, but they really don't add
anything to the rear portion of the lot adjacent to the actual parking area. A couple of trees
should be planted in this area. Section 3.2.1(E)(5) requieres 6% interior parking lot
landscaping. That means that just over 200 square feet of such landscaping is required and
they don't show any.
[7/14/04] Per Sec. 3.2.2(J), a 5' wide landscape strip is required along the east lot line
adjacent to the driveway and parking area. What's shown scales out to only 3'. Indicate
what the ground cover is or is going to be in this landscape strip.

[2/2/05] Repeat Comment - The water quality orifice is so small it will clog. We will discuss
within our department the best measure to take and I will let you know. The flow spreader is
also in conflict with the existing trees. The separation shown is not sufficient. The spreader
will have to be moved or trees removed to have the spreader work properly.
The WQ outlet structure will not work as shown. The City's standard WQ outlet structure will
not work either due to the shallow detention pond. Coordination will need to take place to
develop a modified outlet structure that will work. This can be done after the hearing during
final compliance review.
The flow spreader also needs to be coordinated with City staff the develop a design that will
work with the least amount of maintenance.

project, and at the west edge is where the pipe for the irrigation water should tie in. The
roadside ditch should only cant' street flows in the interim condition, not any irrigation water.

[7/9/04] Since the conceptual review for this project over a year ago, the situation with
improvements to West Elizabeth has changed somewhat. This project will be required to
design and construct its frontage improvements: curb, gutter, sidewalk, pavement, street
trees, and any needed transitions on Elizabeth. Street Oversizing (contact Matt Baker) has
50% plans for West Elizabeth, which may be utilized for the offsite 1 000'of design required
for arterials.

west, your landscape buffer is OK, the drive aisle needs to be 22 feet if you use the smaller
stalls and curbstops, the walkway needs to be 4 foot CLEAR, which means 6' if you use
curbstops and the shorter stall dimensions, the landscape bed needs to be 5 feet, and the
west side setback needs to be 5 feet.
[7/15/04] Your East West dimension in the back is tight and must be modified. From East to
West: landscape buffer needs to be 5' not T, access drive needs to be 20' as shown,
parking stalls must be 19' long not 17' unless you provide a curb or curb stops and sufficient
space in the sidewalk for 4' clear of walkway.
