Project Development Plan
Home Instead Plaza is a proposal to develop the vacant lot at the southeast corner of JFK
Parkway and East Boardwalk Drive. The property in question is 1.176 acres in size and
is situated between the existing Fort Collins Post Office and the intersection. The
property is currently zoned E-Employment.
The proposed development consists of two (2) separate buildings. The main building is a
single story office building of approximately 7,190 square feet. A primary tenant will
occupy approximately 75% of the building with the remaining 25% occupied by three (3)
separate businesses. The building will have a primary entrance for the tenants plus two
(2) separate entrances for the secondary tenants. The second, accessory, building is 2,400
square feet in size and shares an outdoor plaza area with the main building. This
accessory building is designed to house a fast casual restaurant with exterior seating
occurring on the community plaza.
Pedestrian access to the development is from a sidewalk connection along Boardwalk
Drive with a second, accessible route to JFK Parkway. Vehicular access is via an
existing right-in/right-out driveway on Boardwalk Drive with a secondary exit through
the existing post office exit to JFK Parkway. An Emergency Access Easement will be
provided between the primary access on Boardwalk Drive to the secondary exit on JFK
Parkway.
Building fenestration will consist of a ledgestone base with brick facing. Horizontal
stone trim pieces will be used to accent the building and provide visual relief A brick
soldier course and horizontal stone trim will be used to terminate the parapet areas of the
building while sloped, shingled roofs will cap most of the building. Heavy timber trusses
will be used on the gables to add visual relief. Roof mounted HVAC units will be
screened from view using vertical parapets and sloped roofs.
Storm water drainage from the development will be directed to a new detention pond to
be constructed in the southwest comer of the property. Discharge from this facility will
be through the post offices existing storm drainage system.
Water and sewer facilities will connect to existing service lines stubbed from Boardwalk
Drive. It is not anticipated that cutting and accessing Boardwalk Drive will be necessary.
