As the issue of vehicle access remains under discussion between the applicant and the US Postal Service, final fire department approval of the EAE and site plan will be based on final plans. In addition, to meet current street standards for a 2 lane arterial street a 15ft utility easement will need to be dedicated behind the new right-of-way line along Boardwalk Dr. The 15ft utility easement requirement may be reduced in size if the full 15ft is not needed or pursued by the utility providers. Comment Number: 2 Comment Originated: 11/05/2013 11/05/2013: 1 foot of additional right-of-way is needed along JFK Parkway to meet our minimum constrained arterial street standard of 102ft. Parkway will be required prior to the public hearing. Comment Number: 2 Comment Originated: 11/11/2013 11/11/2013: Please specify the type of material and the height of the two retaining walls. It would be helpful to add a detail (or details as the case maybe) of these two walls. If the height of the wall nearest the intersection is excessive from an aesthetic perspective as viewed from the two public streets, then this could be mitigated by stepping the wall. Comment Number: 3 Comment Originated: 11/11/2013 11/11/2013: Please adjust the parking data as the two handicap stalls come out of the allowable maximum and are not added to the maximum. Comment Number: 4 Comment Originated: 11/11/2013 11/11/2013: Please add data about bicycle parking. For the office, a minimum of two spaces are required and at least one must be enclosed and the other(s) maybe fixed. For the restaurant, four spaces are required and there is no requirement for being enclosed so all may be fixed. The definitions of "enclosed" and "fixed" are found under "bicycle parking" in the definition section (Article Five) of the Land Use Code.
