COLLINS, CO 80525 Staff has reviewed your submittal for BRAZIL 2004 SUBDIVISION- TYPE I (LUC), and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Anne Aspen Topic: General Number: 14 Created: 8/6/2004 [8/6/04] West Elizabeth is referred to as an Avenue on the plat but it is actually West Elizabeth Street. Topic: Plat Number: 13 Created: 8/6/2004 [8/6/04] A second plat was submitted to Engineering (only) just prior to staff review on August 4. There are discrepancies between that plat and the one received in the submittal, and there remain some unanswered questions around utility easements. Since these issues will likely not be resolved before hearing, and in order to facilitate what we presume is an interest in selling Lot 2 as a platted lot, we are recommending a meeting on Monday August 9th to figure out how best to proceed. Lot 1 will NOT be allowed to have its own driveway off of City Park due to the spacing requirements on Collectors. Number: 16 Created: 8/6/2004 [8/6/04] The proposed utility easement locations are determined by the engineered utility plan designs. Since this hasn't been done yet and we haven't seen a proposed site layout for the two lots, the comments we are making today may be incomplete. Also, once the utility plans are done, they may change where the plat is proposing the utility easements and the property owner would then have to vacate the old easements by separate document and dedicate new easements by separate document OR replat the property again. This may get harder and more expensive with two property owners involved once Lot 2 is sold off. Page 1
