Floodplain comments

1. This site is located in the Canal Importation High Risk and Moderate Risk 100-year
floodplain. Please show the limits of the floodplain on the plat and include a City benchmark
and elevation on the plat.
2. Any redevelopment of the site will have to meet the floodplain regulations. You can
contact Susan Hayes of the Stormwater Utility to get information on the regulations, 416-
2233.

[7/14/04) How will Lot 2 connect to sewer? Will easement be needed across Lot 1?
Nearest sewer to west is across City Park Avenue in an easement between liquor store and
the apartment complex.
Be sure and return all of your redlined plans when you re -submit.

Staff has reviewed your submittal for BRAZIL 2004 SUBDIVISION- TYPE I (LUC), and we
offer the following comments:

[7/8/04] Most of the plat language shown is incorrect. I have emailed the correct Plat
Language to kevin@ztigroup.com on 7/12/04.

[7/8/04] West Elizabeth Avenue is considered a constrained 4 lane arterial. Because the
centerline in Elizabeth wanders a little through the curve, the only way to tell whether or not
the correct amount of row is being dedicated is to measure 15' from the back (not the face)
of the existing curb. Please provide an exhibit (8.5xl 1 is fine) showing this information so
that I can tell whether the plat is correct. No utility easement is required along this portion of
Elizabeth.

[6/29/04] There is an existing underground electric powerline generally along the northerly
side of lot 2. The developer will need to call Roger Fain at 221-6294 and have location of
this line identified. The developer will then need to verify that the line is within the 5 ft.
easement shown, provide a wider easement if necessary, or pay to have the existing line
relocated.
