Subject: follow up on Willow Street Design meeting
Hi all,
We just finished meeting to brainstorm design solutions for the Willow Street disconnect issues between
the Northside Aztlan Center and the Willow Street Lofts project. Here is a summary.
In addition to me, the following were in attendance:

Since the Aztlan Center is scheduled to begin construction on this section within the next few days, the
main criterion we used in evaluating the many good ideas we generated was minimal impact on timing
and cost of the NACC project. Other important criteria included minimizing any negative impact to Willow
Street Lofts, compatibility with future CIP project, ped and car logic and safety, storm drainage, aesthetics
and ease of maintenance.
The unanimous and best solution from many perspectives was for NACC to build their frontage (curb and
gutter) as approved (and largely existing) but with the sidewalk shifted to align with the ultimate Willow
Street Lofts sidewalk as proposed by Jon. In order to do this, the surface drain pan from NACC's entry
feature, which carrys small flows must be shifted a bit, a feature, it was noted, that would have to have
been torn out and realigned in the ultimate condition anyway. The drain pan will be shifted to the east 10
feet or so to outfall onto the NACC drive where it will drain to the east as the other flows on the drive will
drain. At such a time as Willow Street Lofts constructs, they can either remove the interim curb return on
their side of the drive and sign and stripe for a right turn lane into NACC or more likely provide parallel
parking spaces along their frontage. It is possible in this case that the interim curb return could be
incorporated into a bulb -out which would help with the offset entry in the interim condition and which is
planned in the ultimate condition.
In the absence of either project's decision -makers, but given the simplicity and effectiveness of our best
solution, and given the time crunch, we made a unanimous group decision to move forward with it. Tricia
will draw up the minor revision for the drain pan and the very minor changes to the grading tomorrow
morning. She will submit them to Shaun tomorrow morning. The revisions are not expected to result in
any additional costs or delays in construction. They effectively address the problematic issues identified.
