Department: Stormwater Utility Issue Contact: Basil Hamdan
Topic: Utility Plans
Number: 8 Created: 8/17/2004
[8/17/04] No building permit can be issued on the newly created lot without first submittal
and approval of a grading plan and utility for any structure that is to be built on that lot.
Department: Water Wastewater Issue Contact: Jeff Hill
Topic: General
Number: 15 Created: 8/18/2004
[8/18/04] Provide a utility plan which shows the existing as well as proposed water and
sewer service. Will utility easements be required on either lot for existing water and sewer
services?
Department: Zoning Issue Contact: Peter Barnes
Topic: zoning
Number: 3 Created: 8/5/2004
[8/5/04] Is the "loyd property" part of this subdivision? It's hard to tell. If it isn't, then
perhaps it should state "loyd property -not part of this subdivision". If it is part of the sub,
then need to show lot area.
Number: 4 Created: 8/5/2004
[8/5/04] What is the sliver of land between the "loyd property" and Tract 1? The square
footage of it is shown, but what is it. It should be labeled as a lot or tract if it's part of the
subdivision.
Number: 5 Created: 8/5/2004
[8/5/04] The lot line that goes through the garage creates a nonconforming setback for the
garage. Minimum side setback is required to be 5' per 3.5.2(D)(3) of the Land Use Code.
We can't approve a plat that creates a violation of the code or increases the degree of an
existing nonconforming situation.
Be sure and return all of your red lined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

STAFF PROJECT REVIEW
Date: 08/20/2004
Staff has reviewed your submittal for 2314 LAPORTE AVENUE REPLAT - TYPE I (LUC),
and we offer the following comments:
ISSUES:
Department: Engineering Issue Contact: Susan Joy
Topic: General
Number: 9 Created: 8/17/2004
[8/17/04] Please email me at sjoy@fcgov.com so that I can email you back the correct plat
language/dedications/signature blocks that must appear on this plat.
Number: 10 Created: 8/17/2004
[8/17/04] Do not show neighboring properties or structures on this plat. Only show the
neighboring property boundaries and label with the property owner or subdivision.
Number: 11 Created: 8/17/2004
[8/17/04] A Public Access Easement must be dedicated on the plat for the shared access
between the two properties. No new access will be granted off of Laporte.
Number: 12 Created: 8/17/2004
[8/17/04] Need to show and dimension the existing row on Laporte and then dedicate a total
of 42' from the centerline of Laporte PLUS a 15' utility easement.
Number: 13 Created: 8/17/2004
[8/17/04] Need to contact PFA for their emergency access requirements as soon as
possible.
Number: 14 Created: 8/17/2004
[8/17/04] 1 am concerned that the owner is "putting the cart before the horse". Trying to plat
before submitting site and utility drawings may be risky in that the correct easements and
row won't be dedicated and the owner will have to vacate and rededicate easements in the
future.
Number: 16 Created: 8/20/2004
[8/20/04] From Technical Services: Boundary and legal of parcel close, legal of Shaffer
Ditch does not.
Number: 17 Created: 8/20/2004
[8/20/04] From Technical Services: This is not a plat.
