HomeMy WebLinkAbout2314 LAPORTE AVENUE REPLAT - PDP - 29-04 - CORRESPONDENCE - (7)The following comments were expressed at City staff review meeting on March 9"':
Stormwater:
1. The Stormwater Analysis is inaccurate. Detention will be required.
2. The stormwater flows could potentially be detained within the parking area.
Light & Power:
1. The existing electric vault is not shown on the utility plans.
2. Provision of 3-phase power to the site will be problematic; single phase will be
much easier to serve.
This completes staff (and outside reviewing agencies) review and comments at this
time. Some red -lined plans from City departments are included with this comment
letter. Additional comments and red -lined plans may be forthcoming. This proposal is
not ready for a public hearing and another round. of staff review has been determined
to be necessary because of several significant issues expressed in this comment letter.

[3/15/051 [8/5/04] Is the "loyd property" part of this subdivision? It's hard to tell.
If it isn't, then perhaps it should state "loyd property - not part of this subdivision".
If it is part of the subdivision then need to show lot area.

[3/15/051 [8/5/04] What is the sliver of land between the "loyd property" and Tract
1? The square footage of it is shown, but what is it. It should be labeled as a lot or
tract if it's part of the subdivision.
Number: 5 Created: 8/5/2004
[3/15/051 [8/5/04] The lot line that goes through the garage creates a
nonconforming setback for the garage: Minimum side setback is required to be 5' per
3.5.2(D)(3) of the Land Use Code. We can't approve a plat that creates a violation
of the code or increases the degree of an existing nonconforming situation.

our current 2 lane arterial standards plus 1000' of preliminary design on either side of

construction of the street but that has not been determined at this time. I will need
more information shown on the plans before I can take this project to Transportation
Coordination to make that decision.
