Manager, regarding the up -sizing of the 24 inch water line. Mr. DiTullio can be contacted at 226-3104,
extension 12. The District's master plan requires a 24 inch water line from the northeast corner of the
property to west end of the proposed Trilby Extension. The District will discuss up -sizing the proposed 8
inch water line loop to 24 inch as well as easements to the northeast corner of the property as part of the
agreement.
The Poudre School District should obtain the "Commercial Projects Review and Approval Process" packet
from the District to assist in the review and approval process.
The District requires 12 inch and larger water lines to be profiled. The connection to the existing 12 inch
water line will require a tee and valves to be cut -in.

The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed the
above mentioned project and submit the following comments.
The Notes on sheet CO.1 should be re -titled since the majority of the comments do not relate to the Fort
Collins — Loveland Water District or the South Fort Collins Sanitation District.
Note # I on sheet CO.1 needs to be corrected to indicate that all construction shall conform to the most
current standards and specifications at the time of construction.
Note # 12 is to be corrected to indicate the minimum and maximum cover over the water line is 5 feet and 6
feet respectively.
The District's signature block is to be located in the lower right corner of the drawings
The property is not within the service area of the South Fort Collins Sanitation District and, therefore,
sanitary sewer service is contingent upon the land being included into the District boundary which must be
approved by the Board of Directors.
The District requires easements, on the District's standard easement form, for all facilities that are not
located within the public ROW.
The proposed sanitary sewer service line, connected to the existing manhole in the Homestead Subdivision
to the building is classified as a private sanitary sewer service line and, therefore, the owner is responsible
for all cost and future maintenance. The connection to the existing manhole is to be core drilled in
accordance with District requirements and specifications.
The need for the typical curb stop detail and the meter pit detail on sheet C2.1 is not clear. The details
should be deleted if not they are not relevant.
The landscape plan needs to be submitted for review.
The District requires Back -Flow -Prevention -Devices with flow detection on all fire lines.
The design of the grease trap needs to be submitted if a cafeteria or food preparation is anticipated on site.
