Mr. and Mrs. Bay,
Thank you very much for your comments. I have printed them out and I'm including them in the record for
this project. I wanted to respond to correct an error in your letter though. This project has not received
any sort of variance from the City. This project has been through only the very first process of our
development review, called conceptual review.
At this time, the project does not meet our minimum lot size standards. The developer can revise their
plans to comply or they can apply for a modification to the minimum lot size requirements, but they would
need to have some pretty good reasons to be granted such a modification. If they apply for a modification,
it will go to a public hearing and you will again be notified by mail. You can come to the meeting to
express your concerns at that time, or write to me again at that time if you wish to share any further
thoughts.
Meanwhile, a neighborhood meeting is the second process in the City's development review after
conceptual review. It occurs very early in the process, before the project has formally been submitted to
the City in fact. It is a City staff facilitated meeting during which the developer has a chance to explain
their proposal to the neighbors and for the neighbors to ask questions and respond to the proposal. The
project has not been given "the green light" and this is a valuable opportunity for you as a neighbor to
voice your concerns and make suggestions. I encourage you to attend tonight at the Unity Church, 1401
W. Vine Dr. from 7-9pm if you are able.

It was with some concern that we heard of the move to grant a variance which would allow the building of
three additional single family homes on the existing lot at 1310 LaPorte. As homeowners in the City Park
Neighborhood, in what is one of the original residential areas in Fort Collins we feel it is our responsibility
to take an active role in maintaining the character of the area for generations to come. To allow the
construction of three additional homes on the lot at 1310 LaPorte would not only destroy the character of
the original 1924 home present on the lot but has the potential to create a crowded corner more akin to a
big city development than a neighborhood with historical significance to the City of Fort Collins. We are
working hard to restore some of the original charm and character to our own 1918 bungalow which sits
across from the property under review and would ask the current owners to seek a buyer for the property
who would work to restore the original home!

hus help breath life into the neighborhood not to sub -divide the property for purely financial gain.
We do understand the need to construct new developments to provide housing opportunities but this is a
neighborhood where the "for sale" signs clearly demonstrate that there is more supply than demand.
