01/07/2014: Didn't receive Utility plans this round so I'm unable to verify the comment was
addressed. The reply from the applicant says stop signs were added so I'll assume that to be
true. If they fail to be installed at the time of construction we will install them or have them
installed at the developer's expense. (consider this comment resolved even though it remains
Active so it can be seen by staff and applicant)

12/31/2013: Repeat: No Erosion Control Report or Escrow was found. Erosion Control plan has
redlines and needs detail sheets showing the various BMPs as well as the outlet structure
protection. This basin will serve as a sediment basin and will hold large volumes of water this
will need to be accounted for in the details page to protect in minimize pollution discharges
(dirt). Individual lot protection details should be provided to ensure proper construction of the
houses on these remaining lots. If you need clarification concerning this section, or if there are

10/1/2013: Repeat- Erosion Control Plan was found, Erosion Control Report and Escrow
Calculation were not submitted. Please Submit for FDP.
07/17/2013: The site disturbs more than 10,000 sq-ft, therefore Erosion and Sediment Control
Materials need to be submitted for FDP. The erosion control requirements are in the
Stormwater Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3.
Current Erosion Control Materials Submitted does not meet requirements. Please submit;
Erosion Control Plan, Erosion Control Report, and an Escrow / Security Calculation. If you need

Clarify the intent that drip irrigation will be provided to the row of juniper on the east side of the
development. This could be achieved by adding some additional language to General Note
number 9 and Landscape note number 3. A statement that says in effect that..... drip irrigation
will be provided to the row of juniper...... would provide clarification of the design intent to drip
irrigate the row of juniper.

Review the location of street trees by streetlights to be sure that the required separation
distance is being provided. Two locations along Maid Marian appear to have street trees
closer than 40 feet. Will there be any street lights along Mountain Vista Drive? If so then show

site conditions or availability of material. Overall quality and design concept shall be consistent

are on the same linetype. Additionally, it appears there are proposed grading contours
crossing existing sidewalk which would imply the sidewalk would be removed and replaced.
Please revisit this sheet.

01/08/2014: Provide design for Chesapeake Drive since it is being proposed to be
constructed with this project. At the end of Chesapeake Drive provide barricades for the street
and sidewalks. Additionally, provide riprap rundowns at the end of the curb and gutter to
protect against erosion and undermining of the road subgrade.

01/08/2014: Section 3.3.7 of the Land Use Code requires that all existing overhead powerlines
be undergrounded with the development. Section 3.3.7.b.2 gives an exception for overhead
along the periphery less than 400 feet in length as long as conduit is provided. This project is
660 feet in length, however it may be acceptable to not underground for this distance provided
that conduit is provided.

At the corner of Little John Lane and Mountain Vista review the first Bur Oak tree from the corner
on Mountain Vista for corner visibility. Consider not planting this tree for better visibility.

close to each other. Consider planting only one tree in this section for better spacing.

01/12/2014: As stated in Engineering's comment regarding providing barricades (for both the
sidewalks and street) at the east terminus of Chesapeake Drive, this will result in a segement of
unused street that may potentially result in attracting unwanted storage of vehicles, boats,
snowmobiles, campers, camper shells, trailers, or other miscellaneous equipment. In order to
discourage such misuse, the developer is encouraged to explore ways to activate the space
for other more acceptable uses that benefit the residents.
