Serrano is an eighteen (18)-unit condominium project comprised of six (6) tri-plex
buildings. It is located on the southwest corner of Lemay and Boardwalk adjacent to the
Miramont subdivision.
The land is currently zoned for Low Density Mixed Use Neighborhood (LMN) allowing
a maximum residential density of 8 dwelling units per acre. The gross acreage of the
parcel is 2.29 acres, which will support the proposed eighteen units. Comments from the
April 26, 2004 Conceptual Review meeting indicate that a Type I review process will be
followed.
The Fort Collins City Plan seeks a more compact urban environment, close to transit
centers, community centers, employment districts and recreational centers. The Plan
encourages "infill" development and the employment of higher density dwelling units
with shared open space. Serrano meets or exceeds these criteria.
The Covenant Controlled Community will be a For Sale product with an emphasis on
"Owner Occupants". A Homeowners Association will govern through strict covenants
and restrictions.
Serrano is a short walk to the Miramont Park, schools, churches, elderly care facilities,
employment districts, banks, shopping, golf and restaurants -The property is bordered on
the west by mid -level townhomes, to the north by high -density condominium housing, to
the south by higher priced single-family homes and to the east by Oakridge Residential
and Business Park and the Southridge Greens public golf course.
The Mail Creek irrigation ditch runs parallel to the south property line and is part of the
Miramont "Open Space". Trees previously on site had been deemed "invasive" by Tim
Buchanan and were removed. These species included Russian Olive, Cottonwood and
Elm While two of the larger Cottonwoods trees along Lemay are eligible for removal we
will attempt to save them as part of the development.
The project is expected to take two years to fully build. out. Ground breaking on the
public improvements is anticipated by early 2005. Each tri-plex will be built following
receipt of two sales contracts with only a single unit built on speculation. Landscaping
around each tri-plex will be completed at the completion of construction for that building
subject to weather conditions.
