conditions and the normal visits are generally 45-60 minutes in length. Such
visits are for routine maintenance of the facility.
The installation of the proposed mono -pine with the associated antennas along
with the installation of the unmanned equipment shelter will enable Nextel
Communications to better serve wireless phone users along Prospect Rd,
Timberline, and County Road 44. The proposed project will be part of a
continuous telecommunications network covering the greater Larimer County
area.
Careful consideration was given to Division 4.19 Neighborhood Commercial
District (N-C) of the Fort Collins Land use Code prior to seeking permission for
this project. In keeping with of section 2, subsection a (accessory/miscellaneous
uses) of Division 4.19 it is respectfully requested that this application be given
approval consideration using the administrative review process.

Project Description
TetraTech Communications acting on behalf of Nextel Communications is
seeking approval from the City of Ft. Collins Planning Department to install a 55'
mono -pine structure at the Ft. Collins Club located at 1307 E. Prospect Rd.
Nextel Communications is requesting permission to install a 55' mono -pine
instead of an industry standard exposed steel monopole structure. Given the fact
the existing site is landscaped with similar trees, Nextel is confidant a "tree"
shaped structure will blend in well with the existing scenery and have minimal
visual impact on the surrounding area. Nextel approached Sprint
Communications, the cellular provider currently operating on the roof of the Ft.
Collins Club, in a proactive effort to co -locate Nextel antennas on the same
structure. Our efforts for co -location proved to be ineffective. That is to say that
Sprint asked for a monthly rent that was three times the industry standard for a
similar installation. The proposed 55' mono -pine structure will house 12 cellular
antennas (9 initially and 3 future) for Nextel to operate the site properly. It should
be noted that the proposed mono -pine will also be engineered to hold 12
additional antennas for the purpose of allowing a second user in install antennas
on this structure — two users total.
The proposed project includes installing an unmanned 12' x 20' equipment
shelter at the base of the proposed mono -pine. This shelter will house the
necessary radio equipment for the site to operate. Power for this proposed
shelter would be drawn from existing transformer equipment currently located
adjacent to the proposed base of the mono -pine.
Nextel anticipates the construction duration for this project to be no more than 45
days.
The necessary telecommunications lines are already installed at the existing
facility and are available for Nextel's use. Nextel ingress and egress to the
proposed site will be via the existing parking lot located just off Prospect Rd.
