with the Global Village Academy Site Plan Advisory Review. This dedication would be twelve feet in
width and approximately 560 feet in length.
Construction would not be needed until at some point in the future and, at which time, would be the
full obligation of the City of Fort Collins.
Dedication can be made by a subdivision plat or by a separate legal document
Staff is very aware that this dedication has ramifications on the site plan and the drainage
design. We intend to work with the G.V.A. team to accommodate this dedication while retaining a
viable site plan for the both the short and long term school operations.

Subject: G.V.A. Right Turn Lane
All,
As part of the site plan review for Global Village Academy, city staff requests that 12 feet of additional right-of-way be
acquired at the northwest corner of the Taft Hill Rd/Horsetooth Rd intersection and along southbound Taft Hill Rd to
accommodate a right -turn lane for projected future traffic and public safety. The city is requesting that the additional 12
feet of right-of-way be allocated now and the site be adjusted to accommodate the future right turn lane. Per policy,
the City is willing to purchase the additional 12 feet of right-of-way needed for the right turn lane. This is to ensure that
when traffic numbers warrant a right turn lane at this intersection that this site is designed to work with the alignment
of the future turn lane. Staff looks forward to working with your team to adjust the site plan accordingly. Please let me

An issue has come up regarding compliance with Chapter Eight of the Larimer County Urban Area
Street Standards. Our Traffic Operations Department has determined that per the Larimer County
Urban Area Street Standards (LCUASS) southbound right turn lane on Taft Hill Road will be needed
on the approach to the intersection with West Horsetooth Road.
As you all know, under present conditions, a south bound right turn lane currently exists. Taft Hill
Road is classified as a four lane arterial per the City's Master Street Plan. As such, there is future
expectation of widening Taft Hill Road to four lanes south of Horsetooth Road. With that widening, the
current south bound right turn lane would become the additional south bound through lane.
In order to comply with Chapter Eight of the Urban Street Standards, however, a future, separate,
southbound right turn lane on Taft Hill Road will also be needed to accommodate right turns to be
moved out of the through lane to go west on Horsetooth Road.
