Dear Resident:
On Monday, April 25, 2005, at 5:30 p.m. (or as soon thereafter as possible), in
the Current Planning conference room at 281 North College Avenue`, Fort
Collins, CO., the City of Fort Collins Hearing Officer will conduct an
administrative public hearing to consider a development proposal in your
neighborhood. A decision on the project will result from this public hearing.
This is a commercial project known as the Lemay Avenue Estates, Project
Development Plan (PDP). The request is for 55 single-family detached dwelling
lots on 48.5 acres. This proposed project is located on the east side of South
Lemay Avenue just south of the existing Stanton Creek development. Primary
access to the development site is from South Lemay Avenue, with a second point
of access via Stanton Creek Drive to the north (in the Stanton Creek
development). The property is zoned UE, Urban Estate in the City's Land Use
Code.
All lots be approximately 0.50 acre (21,780 square feet) or larger in size, with the
exception of 8 lots along the Stanton Creek drainageway. As part of the PDP
request, the applicant is requesting a modification of the standard set forth in
Section 4.1(D)(1)(b) of the UE District that requires lot sizes to be larger than
0.50 acre for dwellings that are not clustered. The applicant's request is to allow
8 lots to be slightly smaller than the required minimum 0.50 acre lot size. They
would range in size from 0.41acre (17,671 square feet) to 0.48 acre (20,724
square feet) in size.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
