regarding this project.

[11/16/04] Until a PDP is reviewed for this property, it will be unknown where and how large
any additional easements will be necessary to serve these lots. In order to develop any of
these lots, a PDP will have to be done for *all* of the lots to determine access, utilities, etc.,
and any development will require easements from the other lots.

order to be served by emergency services. Please review the requirements for emergency
access in the Land Use Code

[11/16/04] The plat infers that a long section of Mulberry Street ROW is being dedicated by
this plat. This is incorrect. The majority of the Mulberry Street ROW shown was dedicated
long ago. Please do not include it in this plat, and label it with the appropriate reception
number or book and page number used for its dedication.

[11/16/04] The additional ROW proposed for the property frontage falls short of the
standard width required for Mulberry, a 4 lane arterial on the master street plan, which ROW
should be 115' total, or 57.5' measured from the street centerline.
The standard utility easement along an arterial is 15', not 10' as shown.
