This property has never been platted. Please remove the note. Number: 12 Created: 11/16/2004 [11/16/04] Please rearrange the cover sheet to follow the typical order of the plat language - it makes more sense that way. Department: Light & Power Issue Contact: Doug Martine Topic: Utilities Number: 1 Created: 11 /8/2004 [11/8/04] Light & Power needs site plan and building location information in order to make meaningful comments. On site easements will be necessary, but without more information in is impossible to identify locations & sizes of the easements. Contact Doug Martine at Light & Power 224-6152. Department: Natural Resources Issue Contact: Doug Moore Topic: General Number: 15 Created: 11 /23/2004 [11/23/04] No Natural Resources issues with the subdivision process. I can't comment on PDP at this time. Please route the PDP when available. Department: PFA Issue Contact: Michael Chavez Topic: ZONING Number: 6 Created: 11/16/2004 [11/16/04] Due to the lack of information submitted for this project it is not possible to be more specific in my comments at this time. The following comments shall be general comments regarding this submittal. Addressing appears to be problematic, access will be required, water supplies will need to be met, and fire sprinklers may be required. When a more detailed plan is submitted, my comments will reflect specific and additional comments regarding this project. Department: Police Issue Contact: Joseph Gerdom Topic: General Number: 14 Created: 11 /22/2004 [11/22/04] How will access be handled to Lots 2, 3, and 3A? Department: Water Wastewater Issue Contact: Jeff Hill Topic: General Number: 16 Created: 11 /23/2004 [11 /23/04] Provide utility easments for both water and sanitary sewer services which would be needed for lots 2, 3 and 3A. A utility plan for the water and sewer services will be required prior to building permit. See the plat for additional comments. CL VEILAND TTE AVE. DRAFT LOVELAND, CO 80537 Staff has reviewed your submittal for BONNER SUBDIVISION PDP - TYPE I (LUC), and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Anne Aspen Topic: General Number: 2 Created: 11 /8/2004 [11/8/04] Each lot must have vehicular access to a public street. Please show access easements even if they are offsite to ensure each lot has access. Number: 3 Created: 11 /8/2004 [11/8/04] These will be challenging sites to develop. Please refer to Divisions 3 and 4 of the Land Use Code while laying out the site to avoid creating lots that will make compliance with the development standards difficult or infeasible.'a dew bJI r- Number: 4 Created: 11 /8/2004 [11/8/04] More comments will be offered once a PDP is submitted for the development. Department: Engineering Issue Contact: Katie Moore Topic: General Number: 7 Created: 11/16/2004 [11/16/04] Until a PDP is reviewed for this property, it will be unknown where and how large any additional easements will be necessary to serve these lots. In order to develop any of these lots, a PDP will have to be done for *all* of the lots to determine access, utilities, etc., and any development will require easements from the other lots. Number: 8 Created: 11 /16/2004 [11/16/04) Some portions of the property appear to be too great a distance from Mulberry in order to be served by emergency services. Please review the requirements for emergency access in the Land Use Code Number: 9 Created: 11 /16/2004 [11/16/04] The plat infers that a long section of Mulberry Street ROW is being dedicated by this plat. This is incorrect. The majority of the Mulberry Street ROW shown was dedicated long ago. Please do not include it in this plat, and label it with the appropriate reception number or book and page number used for its dedication. Number: 10 Created: 11 /16/2004 [11/16/04] The additional ROW proposed for the property frontage falls short of the standard width required for Mulberry, a 4 lane arterial on the master street plan, which ROW should be 115' total, or 57.5' measured from the street centerline. The standard utility easement along an arterial is 15', not 10' as shown. Page 1
