Department: Police Issue Contact: Joseph Gerdom Topic: General Number: 26 Created: 5/25/2005 [5/25/05] no comment Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Drainage Number: 19 Created: 5/23/2005 [5/23/05] Quantity detention is required if the improvements create more impervious than 5,000 sf or if the impervious area for the lots plus half the surrounding streets are greater than 50%. Half of the adjacent streets were not included in the impervious calculation. Please recalculate the impervious ratio using half of the streets. The new impervious ratio will likely be grater than 50%. Number: 20 Created: 5/23/2005 [5/23/05] Please provide contours 50 feet from the property boundaries (especialy to the east) to ensure grading will tie into existing countours and to ensure drainage will be direct to the streets and not through neighboring properties. Department: Transportation Planning Issue Contact: Kurt Ravenschlag Topic: Drainage Number: 22 Created: 5/24/2005 [5/24/05) Repeat of comment #9 from engineering. Sidewalks on all three street frontages need to meet City standards. Department: Water Wastewater Issue Contact: Jeff Hill Topic: General Number: 27 Created: 5/26/2005 [5/26/05] Extend proposed water and sewer services into the lots where they are be used. Number: 28 Created: 5/26/2005 [5/26/05] Provide a detail for the relocation of the existing curb stop located on lot 2 for lot 1. Number: 29 Created: 5/26/2005 [5/26/05] See utility and plat for other comments. Page 3 minimum, a sight distance easement across lot one will be needed for drivers at the driveway and southbound drivers turning onto Leland to see each other. Number: 25 Created: 5/25/2005 [5/25/05] There is a question as to the classification of Laporte in this area, and whether it should be a collector with parking or without parking. I will bring up this question at the next Transportation Coordination meeting. Topic: Utility Plan Number: 13 Created: 5/12/2005 [5/12/05] An engineered plan and profile design for the alley is required prior to hearing. Please provide alley design per LCUASS. Also, the width of alley paving should match the width of the alley ROW. Please widen the alley to fit the ROW. Please provide preliminary offsite design to a location north of the curve in the alley (to the east of this site). Please show clearly how this will affect the lot to the north of the alley - will any of their landscaping have to be removed? Driveway altered? Will the north edge of the alley tie in exactly to existing grades or will easements be needed for grading. Provide spot elevations, especially along the north edge of the alley, to show what is going on. Number: 15 Created: 5/12/2005 [5/12/05] Please provide minimum 50' offsite grading, especially for the property to the east. It appears that the swale needs to be better designed around the comers to prevent flows from entering the neighbor's property. Number: 16 Created: 5/12/2005 [5/12/051 Please add a detail for sidewalk widening. Also, the existing drive -over curb does not match the current detail. Please provide a detail for the existing drive -over curb. Department: Light & Power Issue Contact: Doug Martine Topic: Utility Plan Number: 1 Created: 5/5/2005 [5/5/05] The caution note on sheet 3 of 5 noting existing overhead power lines really refers to telephone lines. The power lines are all underground in this area. Number: 2 Created: 5/5/2005 [5/5/05] Installation of electric services to lots 2, 3, and 4 will be from the north side of lot 1. The water & sewer services planned for the utility easement will preclude installation of electric services in that location. It therefore appears there is no route available to provide electric service to lots 2 & 4, or to maintain the electric service to lot 3. A utility coordination meeting is encouraged. Number: 3 Created: 5/5/2005 [5/5/05] Electric development and electric system modification costs will be charged to the developer. Contact Doug Martine at 224-6152 if any questions. Department: Natural Resources Topic: General Number: 23 [5/25/05] No issues at this time. Number: 7 Created: 5/9/2005 [5/9/05] The following departments/agencies have indicated that they do not have issues or concerns with this submittal: Park Planning and Building Inspection. Department: Engineering Issue Contact: Katie Moore Topic: General Number: 9 Created: 5/12/2005 [5/12/05] Sidewalk improvements along all three street frontages will be required since none of the walks meet ADA standards. Please provide the standard detached walk along Laporte, at a minimum a V attached walk along McKinley and Leland (when adding to an existing walk, the min. width of concrete to be added is 4'), detached would be preferred but not required, and any area where the walk is outside of the ROW needs to be in a dedicated public access easement. The short stone walls will have to be removed completely or moved back to a location at least 2' from the future back of walk. Number: 10 Created: 5/12/2005 [5/12/05] Please dedicate additional ROW at the street comers to standard (15' radius). Number: 11 Created: 5/12/2005 [5/12/05] The standard utility easement along an alley is 8', not 5'. Number: 12 Created: 5/12/2005 [5/12/05] Because alley improvements are required, a soils report is also required. Please submit a geotechnical report per LCUASS. Number: 17 Created: 5/12/2005 [5/12/05] Please review plans for scanability (appendix E, LCUASS) and revise as necessary. This comment applies to all plans, not just the utility plans. Number: 18 Created: 5/13/2005 [5/13/05] Concerns about sight distance from the proposed driveway on McKinley have been raised. Please address sight distance from this driveway, especially to the north. At a Page 1
