backyard of lots in Stanton Creek, please allow such areas to drain across
these lots.

accordance with the detail shown on sheet D8 will be submitted by the
builder and approved by the City prior to the issuance of any building
permits on any of the lots in this development.

[ 11 /23/051 Please adjust the plat note to state that the lots with
restrictions will not be allowed to inhibit the passage of drainage across
these lots to the downstream lots. See red -lined plans for corrected note.
Tract G is to be deeded to the City of Fort Collins and this should be done
after the project is approved. We need to include a paragraph in the
development agreement clarifying when the title transfer to this tract will be
done.

[ 11 /21 /051 Why is storm Line A designed with an extra manhole and a
right angle turn. It might be more efficient to shorten that line.

types and sizes on the utility plans.

treating and fly -ash treatment alone may not be adequate to avoid future
failures of the pavement in this subdivision. At the least we will need to
conduct some additional testing to make sure the fly -ash treatment will
adequately reduce the swell to below 2% in the areas were the tests show
the highest swells. This could be accomplished by sampling the soils in
highest swell areas treating the soil with different partitions of fly -ash and
rerunning the swell consolidation tests. After looking at the streets in the
adjacent development to the south of this subdivision it would appear that
streets that were treated with fly -ash and sub -drains were added seem to be
holding up better then the streets with fly -ash treatment only. I believe we
should consider using fly -ash and sub -drains to mitigate the high swell of
the soils in this development.

[ 11 / 18/051 The amount of vertical information shown for Lemay Avenue
was apparently limited to the two spot elevations on the intersection detail,
which at least matches the elevations shown on the Lemay Avenue
construction plan set. I've checked with the Lemay Avenue design engineer
and he is fine with providing the plan and proffie sheets adjacent to the site
for inclusion as reference in the plan set. I believe this information should
be included to at least provide a reference point and show that in theory the
grades will match between the road plans and this design.

The "Grading and Erosion Control Notes" on plan sheet CS2 are incorrect,
please delete. Place the current, correct notes on the erosion control plan
sheet.
Add a note to the standard notes that all disturbed areas are to be seeded
and mulched.
Will the grades and "swales" along the northwest and north sides of the
project protect offsite areas, particularly the housing development to the
north?
Please provide the required calculations.

[ 11 / 18/051 The cul-de-sac grading detail appears to specify high points at
the center of the cul-de-sac which is not consistent with LCUASS detail 7-
19. In addition there are cross slopes in excess of 3% being shown, also not
in conformance with 7-19.
[7/29/051 Please provide detail information on the cul-de-sacs (spot
elevations, flow arrows, high points, grades, etc.) per LCUASS detail 7-19.

no objection however these are also required from Comcast and gwest as
they could theoretically use this easement.

12/ 15/05) Carried over for reference, as it appears the utilities have not
been contacted thus far. It is suggested that this issue be verified earlier
than prior to construction as it may result (worse case scenario) in having to
modify plans that were previously approved.
[ 11 /5/04) The utility companies will all need to allow the fencing, columns,
and planters which are proposed within the utility easement along Lemay
Avenue.

[I l/ 18/051 The following comment has been raised by our Pavement
Management Engineer:
Comments on EEC's Subsurface Exploration Report Dated 9-15-05. Given
the high in -situ moisture content in the samples used for the swell
consolidation tests and as stated in the report the potential for the mixing of
claystone bedrock material during the utility installation I believe the swells
in the sub -grade soils that we place the pavement on will be higher then
indicated the swell tests in this report. I have concerns that moisture
