HomeMy WebLinkAboutLEMAY AVENUE ESTATES - PDP - 37-04 - CORRESPONDENCE - (6)Cover Memo To: David Averill, Transportation Planning Glen Schlueter, Stormwater Doug Moore, Natural Resources Steve Olt, Current Planning Marc Virata, Engineering Hearing Officer From: Troy Jones Re: Lemay Avenue Estates Stan Everitt and I met with the City at Staff review on March 2 and went over the punch list of items that need to be resolved in order to schedule Lemay Avenue Estates PDP for hearing. Here's what was requested to be informally submitted to the City for review: 1. Revised utility plan sheets that show: • (1) the coordination of the stormwater inlet & trail connection on the cul-de-sac at the end of Woods Landing Drive; • (2) detail sheet showing the trail widened and thickend so stormwater maintenance trucks can drive on it to access the floodplain tract; 2. Revised plat drawing showing: • (1) the revised tract D as two separate tracts, one in the floodplain, one out of the floodplain; • (2) the widening of the ROW of Mountain Home Drive between Showline and Lemay to provide the 36 feet of roadway. 3. Revised site plan showing: • (1) new trail location (moved out of the erosion control buffer), and • (2) arbor detail with a note stating the HOA will be responsible for the maintenance and liability of the arbor. 4. Revised drainage information: • (1) Basin OS-1 needs to be shown to satisfy comment #62, • (2) need a letter (from our geotechnical engineer) or revised groundwater report that confirms that we don't need subdrains, or if we do, we need to clarify where the outfalls would be. • (3) in the event that we have sump pits for the perimeter drains around each lot, we need to ensure that these can have adequate outfalls that won't affect the lot configuration. Note: 6 packets have been created, each packet has this cover memo and contains one of each of the above items.
