HomeMy WebLinkAboutNORTHEAST CORNER OF EAST PROSPECT ROAD & I-25 - REZONING - 16-07 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESThe applicant has worked with the City of Fort Collins in the preparation a Regional Retail Opportunity Study that has been prepared by EPS. An executive summary of this report will be provided by Mike Freeman with this application and will provide justification for this rezoning request. The applicant has worked diligently to address any issues that would make it difficult to develop this site, including addressing issues related to Boxelder Creek. Both short term and long term solutions to storm water issues have been developed to accommodate these issues in conjunction with a number of other stakeholders. We would be pleased to provide supplemental information regarding this at your request. Again, we look forward to working with you on this project. We understand that this Rezoning Petition will be referred out next week and that we should expect to have a meeting with you and staff in mid -July to discuss your comments regarding this application. We look forward to continuing working with you and the City through the review and approval process for this application. This rezoning request involves changing the existing zoning from Industrial and Urban Estate to approximately 104 acres of Commercial zoning allowing 550,000+/- square feet of commercial development. This change in zoning will provide a great opportunity for the City of Fort Collins to capture important sales tax revenue from a site that would provide a significant regional commercial/retail presence for the City in this location. This approach will also meet the 1-25 Corridor Plan and Sub Area plan objectives that identify this site as a'Major Activity Center'. This zoning change will create the opportunity to develop a major regional retail destination shopping venue that will serve not only Fort Collins, but the Northern Colorado region and southern Wyoming. There are a number of reasons why this site provides great opportunity for commercial/retail development. The size of this site will allow for a major retail center, and it is located on an interstate interchange that provides easy access to the site. These two factors are a unique situation in the current Fort Collins market, given that this is the only site with approximately 130 acres located on a major interstate interchange. The location at a major interchange allows for easy access for local Fort Collins residents as well as residents from the entire region, which will allow the City to capture important sales tax revenue from not only local residents, but from non-residents as well. In addition, this interchange has been identified by CDOT for future improvement to address the growing needs of the northern region of the state as it relates to the interstate. w .norms-design.corn
