urban infill and very low density estate lot housing, there is an
appropriate location specified within the Fort Collin GMA for
every housing type and intensity. This property was
designated as Urban Estate on both the Structure Plan map
and the Zoning Map. This development is at the southern
edge of the community, at the outside edge of the urban
density transition. We see this development as a win -win
between the developer and the City.
(vi) The applicant shall submit as evidence of successful completion
of the applicable criteria, the completed documents pursuant to
these regulations for each proposed use. The Planning Director may
require, or the applicant may choose to submit, evidence that is
beyond what is required in that section. Any variance from the
criteria shall be described.
As you can see, our submittal addresses the applicable criteria
in the Land Use Code, the Larimer County Urban Area Street
Standards, the City Code, and the City's Stormwater
regulations.
(vii) Narrative description of how conflicts between land uses or
disturbances to wetlands, natural habitats and features and or
wildlife are being avoided to the maximum extent feasible or are
mitigated.
Stanton Creek runs along the east edge of the property. A
n� 100-foot buffer is planned from the top of the bank of the

J� creek. Additionally the buffer is wider than 100 feet in some
�'�";,, �pU1 locations. It's anticipated that fencing between the buffer and
�� f�' &the lots will be split rail fencing with wire mesh to prevent pets
�h from going into the buffer area.

neighborhood meeting(s), if a meeting has been held.
Although no neighborhood is required, we are planning on
J<D having an informal meeting with the neighborhood in mid -
November 2004.
(ix) Name of the project as well as any previous name the project
may have come through conceptual review with.
The project was called "Graese Farm" at conceptual review.

(i) Statement of appropriate City Plan Principles and Policies
achieved by the proposed plan.
Principle HSG-1, Policy HSG-1.4, Principle HSG-3, Principle
AN-1, Principle RD-1, Principle RD-3, and Policy RD-3.2 all are
achieved by the proposed plan.
(ii) Description of proposed open space, wetlands, natural habitats
and features, landscaping, circulation, transition areas, and
associated buffering on site and in the general vicinity of the project.
A detention pond is proposed at the northeast corner of the
site. Stanton Creek runs along the east property boundary of
the site. Street trees are provided. Each individual house will
have foundation plantings as required. The neighborhood will
provide a local street connection to the Stanton Creek
Neighborhood to the north, and also a street connection to
Lemay Avenue to the West. The lots are proposed to be in
conformance with the required minimum lot widths, M . niMym
lot sizes, and setbacks of single family lots in the UE — ra an
Estate Zone District. There is proposed to a natural bu
along Stanton Creek on this property.
(iii) Statement of proposed ownership and maintenance of public and
private open space areas; applicant's intentions with regard to future
ownership of all or portions of the project development plan.
Each individual lot will be sold to individual home owners.
The detention pond will be owned and maintained by the
homeowner's association.
(iv) Estimate of number of employees for business, commercial, and
industrial uses.
