Please submit two copies of your current site plan and subdivision plat to me by Friday, April 8. One copy will be issued to the administrative hearing officer, and the other copy will be added to your project file. Upon approval of your project, I will send you the submittal and fee requirements for your final plans. Be sure to include any redlined plans when you resubmit. [1/26/05] The existing houses have water service from the FCLWD which dates back to the time that the City had no water main adjacent in Taft Hill Road. One house is being billed for City sewer service, and it is assumed that the other house is on a septic system. Page 3 Department: Natural Resources Issue Contact: Doug Moore Topic: General Number: 3 Created: 1 /17/2005 [3/23/05] Natural Resources will add language to the development agreement requiring at a 50' natural habitat and feature buffer zone for a wildlife movement corridor along the irrigation ditch located on the site. The 50' buffer is measured from the top of the irrigation ditch outward on to the property and will be located on both sides of the ditch. The applicant should submit a letter to both Current Planning and Natural Resources stating that they agree with the addition of language to the development agreement that to accomplish the preservation of this buffer zone as the lots redevelop. If a letter is not provided to the City prior to the scheduling of the public hearing, city staff will add a condition to the approval of the subdivision plat to require this 50' buffer. The minimum width shall be 20 feet. 2. Inside turning radius shall be 25 feet and outside turning radius shall be 50 feet. 3. Compacted road base shall be used during the construction phase only. The permanent fire lane shall consist of asphalt or concrete and shall be required to support 40 tons 4. The fire lane shall be platted as an "Emergency Access Easement" on the final plat. In Multi -story buildings the following requirements shall pertain. 1. The first floor units shall be designated with 100's. 2. The second floor units with 200's 3. The third floor units with 300's, and so forth. B. All brass letters and numerals shall be posted on a black background. C. Some multi -family layouts may require address postings from the back side as well as the front of the buildings. D. A clockwise addressing pattern shall be maintained when ever possible. E. An addressing scheme shall be submitted to the fire department for approval prior to being posted on the building. Taft Hill Rd. and Hyline Dr. Will need to extend main to serve Lot 3. Lots 1 and 2 to be served from gas main along S. Taft Hill. May need to open cut new asphalt to tap exisiting main. Contingent upon receiving permit from City of Fort Collins. Number: 32 Created: 3/23/2005 [3/23/05] COMCAST (Dennis Greenwalt): Comcast Cable has concerns about the 10-foot Utility, Drainage and Irrigation Easement on the North side of this plat. Is it a ditch? Can we place enclosures in this or will we impede the flow of water? If so we would want to see a utility easment outside of the Irrigation easement. Also along Taft Hill Road I have the same concerns. [1/21/05] A Development Agreement will be required with this replat. The DA will address such issues as: repays due for work already completed on Taft Hill, improvements triggered by development of these lots, access issues onto Taft Hill, and natural resources, among other topics.
