The Owner(s) is willing to dedicate Right of Way for the East 60 feet of proposed Lot 3, and grant
easement as necessary and as shown for the various utilities needed to service the (3) subdivided
properties. Grants of Easement would include (1) a 20' public access easement through lands owned by
applicants abutting the proposed subdivision to the South. (2) a 50' canal easement and appurtenant
irrigation easement which would be necessary to service laterals historically existing on the property. (3)
a 9' utility easement on the West side on proposed Haas Lane extended Southerly. (4) a 15' utility
easement abutting the Right of Way on South Taft Hill Road. (5) a 10' utility easement across the North
10' of the property. Access to proposed Lot 3 would be achieved by platted Right of Way (proposed Haas
Lane) through Craw's Resubdivision. No easement is contemplated for private underground utility lines
servicing the dwelling units on proposed Lot 1.

General Description: A tract of land containing 5.01 acres occupying Lot 9 and the South 3 acres of Lot
7, Plat of the Subdivision of apart of the West Half of the Northwest Quarter of Section 27, Township 7
North, Range 69 West of the 6th Principal Meridian, Lorimer County, Colorado, less Crow's
Resubdivision and that Westerly portion of said Lot 9 acquired in fee as Right of Way by the City of Fort
Collins.
The site contains the Pleasant Valley and Lake Canal, which runs Southeasterly through the Property.
Proposed Lot 1 of this site contains (2) single -story, single-family residential dwelling units, with (2)
storage sheds, and a poultry brooding shed. Proposed Lot 2 contains (5) outbuildings used for storage,
and a well house. Proposed Lot 3 is currently used as a tree farm. Each of the dwelling units is rented to
private parties by the owner(s), as are the storage sheds as "garage space ", and a portion of proposed
Lot 2 as "RV Parking space ".
The intention of the Owner(s) is to subdivide the tract into (3) Lots. Proposed Lot I will contain the (2)
residential dwelling units, (2) outbuildings and the Brood shed North of the Canal. Proposed Lot 2 will
contain the existing storage sheds South of the Canal. Proposed Lot 3 will contain the existing tree farm
with no outbuildings. No further development is contemplated at this time.
